1 – Port Dufferin
Oceanfront 3 acres… Boat access only for now … Here’s a small peninsula that sits on the ocean and shelters a small lagoon. It’s 3 acres. The road is 3 properties away, with water on 3 sides.

The property across the small channel has a long driveway there off the main road. And that channel is a channel for the lagoon. I walked across it on low tide and it was pretty mushy. But it connected OK.
To connect it to the property across the channel, you’d need permission from the municipality for environmental concerns. But a good big concrete culvert would work best. With solid earth on both sides to make a ramp up and over it. This way the channel is undisturbed. Otherwise you could do a low bridge, but that would cost a bit …
The neighbor’s long driveway is an easier connection to the road. It would require an agreement, an easement on the deed. Lawyers do that stuff. It might cost $500- 1000. Making an actual road connection means going through three properties and it’s around 1 kilometer to that paved road. Would need agreement from those owners (they would benefit a lot from it).

Ideal best use here:. The driveway is in. Need another well. Power street. This is best for a woodsy retreat cabin or house. Even a mobile could go in here so long as it doesn’t look so cheap. Used mobiles are common to find also.

To have a commercial structure that fills the needs of a small village. Perhaps a storage place. Since these don’t cost much to make and residual income is very safe and steady with low cost. The prices for land in BC are pretty high, so I’ve switched my attentions to Nova Scotia. Most of BC is crown land which is held by the government. So the supply of available market land is limited, which results in higher prices.
In the eastern parts of Canada, there is more market land available.
